Booking terms and conditions

Bookings made via third-party platforms (e.g. Airbnb, Booking.com, Stayz/Vrbo) are governed by the terms of the relevant platform, supplemented by these terms where they do not conflict.
1. Booking & lead guest responsibility
The person making the booking ("lead guest") must be at least 18 years of age and must be staying at the property for the duration of the reservation.
The lead guest is responsible for the conduct of all guests and visitors at the property, and for ensuring all guests comply with these terms and the property's house rules.
The total number of guests staying at the property must not exceed the maximum occupancy stated on the listing. Children and infants are included in this count unless otherwise specified.
All guests must be disclosed at the time of booking. Hosting additional guests not on the reservation is not permitted without prior written approval from The Boutique Collection.
The Boutique Collection reserves the right to refuse a booking, or cancel a confirmed booking, where information provided is incomplete, inaccurate, or where we have reasonable grounds to believe the booking does not align with these terms.
All guests are required to complete our guest app and acknowledge these Terms and Conditions prior to check-in. This is a requirement of all bookings to comply with our merchant of record obligations. Failure to complete the guest app may result in delayed or denied access to the property. Cancellations resulting from non-completion remain subject to the cancellation policy in Section 4.
2. Agency
Reservations for short-term holiday accommodation are accepted by Hometime Boutique Collection Pty Ltd (ABN 17 666 211 909), trading as The Boutique Collection ("the Booking Agent"). The Booking Agent acts as an agent for the Owner of the Property.
All bookings are subject to these Terms and Conditions, which form the agreement between the guest and the Booking Agent on behalf of the Property Owner.
The Booking Agent acts solely as an intermediary for the Owner and, except where required by law, is not liable for any events occurring on the property during the stay.
3. Payment terms
A valid credit card is required at the time of booking to secure the reservation.
A 25% non-refundable deposit is charged at the time of booking to confirm the reservation.
The remaining balance is charged 45 days prior to the check-in date. Once taken, the balance is non-refundable.
For bookings made within 45 days of check-in, the full reservation amount is charged at the time of booking and is non-refundable.
If payment fails on the scheduled charge date, The Boutique Collection will attempt to contact the lead guest to resolve the issue. If payment cannot be processed within 48 hours, the booking may be cancelled and the cancellation policy below will apply. To avoid any issues, please ensure funds are available on your nominated card.
All prices are quoted in Australian Dollars (AUD) and include GST where applicable. Departure cleaning is included in the nightly rate unless otherwise specified. Any additional fees (e.g. extra services including cleaning, additional linen, late check-out where available) will be quoted to you prior to confirmation.
The Boutique Collection reserves the right to correct pricing errors. In the event of a clear pricing error, we will contact the guest to either confirm the corrected price or cancel the booking with a full refund.
4. Cancellation & refund policy
The 25% deposit is non-refundable from the time of booking.
Cancellations made more than 45 days prior to the check-in date forfeit the 25% deposit only; no further amounts will be charged.
Cancellations made within 45 days of the check-in date are non-refundable, as the balance has been taken in line with our payment terms.
If a guest checks in and chooses to leave early, no refund will be issued for nights not stayed.
No-shows are treated as cancellations within the 45-day window and are non-refundable.
Date changes are treated as a cancellation and rebooking, and are subject to the cancellation policy above. Any change is at The Boutique Collection's discretion and subject to availability.
We strongly recommend all guests take out comprehensive travel insurance to cover unforeseen circumstances, including illness, travel disruption, and changes to plans.
5. Security deposit & pre-authorisation
A pre-authorisation hold will be placed on the lead guest's nominated credit card prior to check-in as security against damage, breach of these terms, excessive cleaning, or any additional charges incurred during the stay. The amount of the pre-authorisation will be disclosed at booking confirmation and may vary by property.
The pre-authorisation is not a charge. Where no charges arise during the stay, the hold is released following check-out, subject to the bank's processing timeframes.
Where charges arise, The Boutique Collection is authorised to charge the credit card on file for the full amount of the loss, damage, or additional cost. Any amount exceeding the pre-authorisation hold may be charged separately to the same card.
The Boutique Collection will provide a written summary of any charges before processing payment, where reasonably practicable.
6. Property availability & force majeure
All properties are privately owned and subject to availability. In the rare event a booked property becomes unavailable due to circumstances outside our control (including but not limited to fire, flood, storm damage, owner withdrawal, or major maintenance), The Boutique Collection will use reasonable efforts to relocate guests to a comparable property in the area.
Where a comparable alternative is not available, or the guest does not accept the alternative offered, the booking will be cancelled and a full refund issued. The Boutique Collection's liability in these circumstances is limited to the amount paid for the booking.
The Boutique Collection is not liable for any consequential loss, including but not limited to travel costs, accommodation costs at alternative providers, or loss of enjoyment.
7. Check-in & check-out
Check-in and check-out times vary by property and are stated in the booking confirmation and listing.
Early check-in and late check-out may be available on request and are subject to availability and operational requirements. Additional fees may apply.
Check-in instructions are provided prior to arrival. Guests may be required to provide identification and complete a check-in form.
Failure to vacate the property by the designated check-out time, where not previously agreed in writing, may result in a fee of $100 per hour where delays impact housekeeping teams or scheduled services or trades people.
8. Occupancy & visitors
The property must not be occupied by more than the number of guests specified in the booking. Only registered guests are permitted to stay overnight.
Visitors are permitted strictly with prior written approval from The Boutique Collection. We reserve the right to refuse additional guests where occupancy limits are exceeded or where the property is deemed unsuitable for additional visitors.
9. House rules
Parties, events, and gatherings are strictly prohibited at all times unless prior written approval has been granted by The Boutique Collection management.
Smoking and vaping are strictly prohibited inside and outside of the property, including common areas within apartment complexes.
Additional cleaning, deodorising, or waste removal costs will apply where this policy is breached.
Guests must treat neighbours with respect by keeping noise to a minimum. Guests must comply with all applicable local council regulations, including maintaining quiet hours between 9:00pm and 7:00am.
Pets are not permitted unless expressly approved in writing prior to arrival and noted on the booking confirmation.
10. Pool & spa use
Guests must comply with all displayed rules relating to pool and spa use at the property.
Children must be supervised by an adult at all times, and pool fencing must not be propped open under any circumstances.
Glass items are strictly prohibited in all pool areas. Food is not permitted in the pool or spa.
Guests are required to remove all rubbish and personal belongings after use, and to be mindful of noise levels and respect neighbouring properties when using these facilities.
Guests must not tamper with or adjust any pool or spa equipment, including pumps, timers, or settings. Any costs incurred to rectify unauthorised adjustments, including technician call-out fees, will be charged to the guest.
11. Rubbish disposal
All rubbish must be securely bagged and placed in the designated external bins provided.
Rubbish must not be left in common areas, at the front door, or outside the property, as this may breach body corporate by-laws and attract pests or vermin.
12. Insects & pests
The Boutique Collection undertakes regular cleaning and pest control measures at all properties. Many of our properties are located in tropical environments where insects and wildlife are common. Guests may encounter insects during their stay, particularly following periods of rain. This is considered a natural part of the local ecosystem and not a defect of the property.
Guests are responsible for minimising attraction to insects by ensuring all food is properly stored in sealed containers or refrigerated, and not left exposed on benches or in open packaging.
13. Keys, fobs & remotes
Guests are responsible for all keys, fobs, and garage remotes issued during their stay. Full replacement costs will be charged for any lost or damaged items.

15. Damage, breakage & excessive cleaning
Any damage, breakage, or loss must be reported to The Boutique Collection promptly, and in any case before departure. Early reporting may assist in minimising repair or replacement costs.
Guests will be held liable for any damage caused during their stay beyond fair wear and tear.
Guests authorise The Boutique Collection to charge the credit card on file (or the pre-authorisation hold referred to in Section 5) for the cost of repair or replacement of any damaged or missing items, and for any cleaning required beyond standard turnover (including but not limited to excessive rubbish, stains, or condition requiring professional cleaning).
16. Cleaning & condition of property
The property must be left in a reasonably clean condition upon departure.
Where the property is not left in an acceptable condition, The Boutique Collection reserves the right to charge an additional cleaning fee to recover any reasonable costs incurred. This may include, but is not limited to:
These charges will be applied at cost and may be deducted from the security pre-authorisation or charged to the guest directly.
17. Use of property
The property is to be used for residential holiday accommodation purposes only. Commercial activities are strictly prohibited.
The erection or use of tents, caravans, or other temporary structures on the property is not permitted.
18. Breach of terms & right to evict
The Boutique Collection reserves the right to terminate a booking and require guests to vacate the property immediately, without refund, in the event of a breach of these terms or the house rules. Breaches include but are not limited to:
In the event of eviction, guests remain liable for any damages, additional cleaning, and any costs incurred by The Boutique Collection as a result of the breach.
19. Liability
Guests use the property and its facilities at their own risk. The Boutique Collection is not liable for any loss, injury, or damage to persons or property except where caused by The Boutique Collection's negligence or where liability cannot be excluded by law.
The Boutique Collection's total liability under or in connection with a booking is limited to the total amount paid by the guest for that booking.
Nothing in these terms excludes or limits any rights guests have under the Australian Consumer Law that cannot be lawfully excluded.
20. Travel insurance
Guests are strongly encouraged to obtain comprehensive travel insurance to cover cancellations, travel disruptions, and unforeseen circumstances. The Boutique Collection is not liable for losses arising from changes or cancellations.
21. Privacy
Personal information collected during the booking process is handled in accordance with our Privacy Policy, available on our website. By making a booking, guests consent to the collection and use of their personal information for the purposes of managing the reservation, the stay, and any related communication.
22. Marketing & communications
By providing your contact details, you consent to The Boutique Collection contacting you regarding your booking and related communications, including marketing.
You may opt out of marketing communications at any time by contacting our team.
23. Compliance with local laws & regulations
Guests are required to comply with all local laws and regulations during their stay, including but not limited to noise restrictions, fire safety, pool safety, and occupancy limits. Failure to adhere to these regulations may result in penalties or termination of the stay without refund.
Properties are operated in compliance with applicable Short-Term Rental Accommodation regulations, and guests agree to follow any additional rules or guidelines provided by The Boutique Collection or the Property Owner.
Guests must not tamper with, cover, or remove any smoke alarms at the property. All Queensland dwellings are required to have compliant smoke alarms under the Fire and Emergency Services (Domestic Smoke Alarms) Amendment Act 2016. Any interference with smoke alarms is a breach of these terms and may be reported to the relevant authorities.
24. Governing law
These terms are governed by the laws of the State of Queensland, Australia. Any disputes will be subject to the non-exclusive jurisdiction of the courts of Queensland.
